Commercial Exterior Painting
Commercial & Color · answering 24/7
Quick answer
Commercial exterior painting in Naperville, IL is mostly scheduled from late April through October, when overnight temperatures let exterior coatings cure. We paint storefronts, strip centers, warehouse walls and metal doors, and phase the work so entrances stay usable. Call any hour to set up a site walk.
The job
Why a commercial exterior is its own kind of job
A commercial exterior is judged from the parking lot, so faded fascia, chalky block and rusted door frames cost you more than the paint to fix them. The surfaces are also tougher than a house: split-face block, EIFS, painted brick, galvanized steel and hollow metal doors each need their own cleaner, primer and topcoat.
We walk the property with the owner or manager, note every surface and its condition, and write a scope that lists the products and the order of work. Entrances are painted in sections with walkways kept clear, and loud prep like power washing can happen early or outside business hours.
What moves the price
What moves the price of a commercial exterior
We do not price commercial work from a photo. These are the factors a site walk measures.
- 01Wall area and height
Large walls and anything past ladder reach need a lift, which adds equipment and time.
- 02Surface type
Block, EIFS, brick and metal each need different cleaners, primers and coatings.
- 03Condition
Chalking, rust, failed caulk and cracks are repaired before paint.
- 04Working hours
Night or weekend work that keeps entrances open costs more than daytime work.
- 05Access and traffic
Parking lots, walkways and busy tenants mean more set-up and protection.
- 06Coating choice
Elastomeric and direct-to-metal coatings cost more than standard acrylics but last longer on the right surface.
What this job covers
A
Storefronts and strip centers
Strip-center storefronts take a beating from sun on the south face and salt splash near the sidewalk. Fascia and sign bands fade first, then door frames and bollards chip. We clean and degloss, spot-prime bare metal and masonry, and repaint in the center's approved colors so every unit matches. Work runs unit by unit so no tenant loses an entrance for more than part of a day, and walkways stay open with cones and signs where we are working.

B
Warehouse and industrial exteriors
Warehouses usually mean big walls of concrete block, tilt-up panels or metal siding, and the priority is coverage and durability over fine detail. Block gets a block filler or an elastomeric coating that bridges hairline cracks. Metal siding has its chalk washed off, and a direct-to-metal coating goes on wherever rust has started. On large walls we spray and back-roll so the coating is pressed into the texture. Dock doors, bollards and rails can be finished in a safety color.

C
Metal doors and railings
Hollow metal doors, frames, stair rails and meter guards rust first along the bottom edge, where water and salt sit. We scrape and wire-brush the rust back to firm metal, treat it, prime with a rust-inhibiting primer and finish in a direct-to-metal enamel that stands up to handling. Doors are done one at a time and left usable with wet-paint signs, so the building never loses an exit. Rails near cars and storefront glass are brushed rather than sprayed.

What is included
What a commercial exterior bid should include
Commercial bids vary more than residential ones. These are the lines we put on ours so you can compare like with like.
- Site walk with the owner or property manager
- Surface list: block, EIFS, brick, metal and trim
- Power washing or chemical cleaning
- Caulking at joints, windows and penetrations
- Rust treatment and primer on bare metal
- Named coating and coat count for each surface
- Phasing plan around entrances and hours
- Daily clean-up and a final walk with the manager

Around Naperville
Naperville's exterior season is set by the numbers. Chicago-area monthly normals put average highs at 57F in April and 63F in October, falling to 49F in November, with 27 sub-freezing days in a typical January. Most exterior commercial coatings need air and surface temperatures above their minimum until they have cured, so storefront and warehouse repaints here are planned from late April into October, and shoulder-month bookings get a weather window rather than a fixed date.

Timing
How long a commercial exterior takes
A single storefront or a set of doors and rails is usually one to three days. A full strip center or warehouse runs one to three weeks, depending on wall area, height and how much of the work has to happen outside business hours. Weather decides the rest, so spring and fall dates carry a rain plan and a backup day.
Commercial coatings we apply come from Sherwin-Williams, PPG and Rust-Oleum, chosen surface by surface.
